The Control of Asbestos at Work Regulations (2006) means that every non domestic property must have an asbestos management plan.
This management plan is derived from an initial asbestos survey that identifies the asbestos contained within a building. This asbestos is assessed for risk and this identifies how the asbestos can managed. This does not mean the wholesale removal of all asbestos within a building: often asbestos containing materials (ACMs) such as older WC cisterns pose no threat at all, in other cases the asbestos may be in good condition and will merely need checking on an annual basis to ensure that it has not deteriorated. In other cases it may need sealing with paint and only in extreme cases where the risk cannot be managed will it need to be removed.
Asbestos within your premises need not be the frightening and expensive prospect that many anticipate, but it does have to be managed.
An asbestos survey and management plan will cost a few hundred pounds, but potentially could save you thousands by avoiding penalties from breaching regulations, negligence or just by proving assumed asbestos material did not actually contain asbestos.
